Inspection, testing & remedials

Enquiries answered on what has actually been asked for

Inspection and testing requests arrive for very different reasons — a letting requirement, a managing agent, a purchase, a report already issued. The first step is establishing which.

Enquiry types

Who these enquiries come from, and what they involve

The installation matters, but so does the reason the request was made and who will ultimately receive the documentation.

  • IT-01

    Inspection & testing enquiries

General enquiries about inspecting or testing an installation, and what that would involve for the property concerned.

  • IT-02

    Landlords

Rental property enquiries where inspection, testing or documentation has been requested, and items raised in existing reports.

  • IT-03

    Homeowners

Enquiries at purchase, before renovation, after building work, or where something about the installation is unclear.

  • IT-04

    Commercial premises

Requirements raised by managing agents, insurers, incoming tenants, main contractors or building files.

  • IT-05

    Property managers

Managed premises, common parts, void units and portfolios where records and follow-up work need coordinating.

  • IT-06

    EICR-related enquiries

Questions relating to electrical installation condition reporting — what has been asked for, by whom, and why.

  • IT-07

    Identified remedial work

Items raised in a report or during work, reviewed against the installation to establish what each actually involves.

  • IT-08

    Documentation

Records appropriate to the work carried out, issued to whoever the client confirms should receive them.

  • IT-09

    Follow-up work

Further stages, re-attendance and additional work where items remain outstanding after an initial visit.

Requirements

What determines the inspection and documentation route

The exact inspection, testing, documentation, certification, and notification requirements depend on the installation, type of work, client requirements, applicable rules, and appropriately competent persons involved.

Because those requirements vary, the specific outcome expected from an enquiry is confirmed individually rather than assumed. Where a particular certificate, notification or scheme registration is needed, that should be raised at enquiry stage so the appropriate route can be established.

  • What has been requested, and by whom
  • The property type and how it is occupied
  • What documentation the recipient expects
  • Access to the installation and its parts
  • Any report or records already held
  • Whether remedial work is already anticipated

Inspection, testing & remedial support

Enquiries handled on their facts, not on assumptions

Inspection and testing requirements vary considerably between properties, clients and the reason the request was made. Each enquiry starts by establishing what has actually been asked for.

  • Inspection enquiries

Enquiries about inspecting an installation, what an inspection would involve for the property in question, and what would need to be in place beforehand.

  • EICR-related enquiries

Questions relating to electrical installation condition reporting, including what is being asked for and by whom.

  • Landlord requirements

Rental property enquiries where inspection, testing, documentation or remedial work has been requested by an agent, local authority or tenant.

  • Commercial property requirements

Requirements raised by managing agents, insurers, incoming tenants, main contractors or building files for commercial premises.

  • Identified issues

Items raised in a report or during work, reviewed against the installation to understand what each one actually involves.

  • Remedial work

Work arising from identified issues, scoped and quoted individually rather than assumed from a report summary alone.

  • Documentation

Records appropriate to the work carried out, issued to whoever the client confirms should receive them.

  • Follow-up

Further stages, re-attendance or additional work where items remain outstanding after the initial visit.

Boundaries

What this page does not claim

Being explicit here is more useful than implying capability that has not been evidenced.

  • B1

    No outcome is guaranteed

Inspection results reflect the condition of the installation at the time. No assessment outcome is promised in advance.

  • B2

    No accreditation is claimed

This website makes no scheme membership, registration or accreditation claim. Requirements should be raised at enquiry stage.

  • B3

    Remedials are scoped separately

Work arising from identified items is assessed and quoted on its own facts, not assumed from a report summary.

  • B4

    Access affects findings

What can be inspected depends on what is accessible. Limitations are recorded rather than glossed over.
